Overview
Jason and Rachael contacted us to explore the possibility of expanding their family home in Wakefield by adding a second storey above their existing rear extension. Their goal was to create additional living space upstairs, including a WC, while modernising the rear of the property structurally and visually.
Scope of Work
- Removal of the original rear extension roof
- Installation of new floor joists and brick structure to form the upper storey
- Supply and installation of steel beams to support new layout
- Construction of new block and brick walls with structural pillars
- Formation of internal walls and installation of a first-floor WC
- Roofing and external finishing to match existing property
- Full internal plastering and prep for second-fix services
Challenges
The project involved carefully removing the existing rear roof without disturbing the structure below, and integrating new structural supports, including steel beams and reinforced pillars. Tight coordination with building control was necessary due to the complexity of the load-bearing alterations and new drainage layout for the WC.
Results
The completed extension blends seamlessly with the existing property and has added valuable upstairs space without altering the footprint of the home. The new WC has increased functionality, and the full plastered finish has left the space ready for final decoration. The structure was signed off by building control with no issues, and the build was completed on time and to a high standard.
